With the population aging, there are more and more people facing the challenge of selling a home owned by a family member or a home that’s become part of a trust or probate action.

My name is Dennis Fassett, and I’ve been helping families, personal representatives and trustees make the best decision on how to sell their homes since 2004.

I have a local, family-owned company, and have extensive experience working with these types of properties no matter where they are in the process. I’m intimately familiar with the unique issues that can exist when working with difficult properties and sometimes difficult family members.

I specialize in identifying the right solution to the challenge that home owners and family members face in this situation. And I’ve helped hundreds of clients make the right decision.

The good news is that there are a number of alternatives for selling a home, including

    • Selling by owner
    • Selling through an agent
    • Selling to a real estate developer
    • Selling to an investor

While the default approach seems to be to sell using a real estate agent, that’s not always the best decision.

Why might an agent not be the best alternative? Well consider these factors:

  • What if a home isn’t updated?
  • What if a home needs repairs?
  • What if a home needs an extensive clean out?
  • What if a home has a unique configuration that’s significantly different than others in the neighborhood?
  • What if the family is facing time pressure to sell, perhaps because they need funds for elder care, legal fees, or taxes?
  • What if the home is in a high demand area and selling through an agent won’t yield the highest price?

While in many situations using an agent is absolutely the right way to go, based on my experience with estate homes, I can tell you that in each of those situations using an agent is not the best alternative.

And that’s not a slam on real estate agents. Not by any means. Because I use agents all the time in my business. It’s just that agents in general don’t have the experience necessary to price a home that meets one or more of those conditions.

So if you have a home that does meet one or more of those conditions, or if there are other factors that need to be taken into consideration, then it’s worth the time to research the other alternatives in order to maximize the results of the sale.
